The GSW office building - an innovative energy concept
The headquarters of GSW Immobilien GmbH are located in the middle of Berlin's old newspaper district on Charlottenstraße in Kreuzberg, close to the old Checkpoint Charlie site. The new building - which also features in the German TV series "Verliebt in Berlin" - was designed by Sauerbruch Hutton architects and completed in 1999. It expands an existing high-rise building dating from the 1950s to create a four-part complex. A new 22-storey high-rise slab, the round 'pillbox' and a connecting low building were constructed alongside the old 17-storey office building.
The GSW Haus
As a registered project at EXPO 2000, the GSW Haus is a successful example for the harmonious integration of mankind, nature and technology. The building, much praised by the specialist press and recognised by numerous awards, also impresses with its multifunctional interior concept. The foyer, atrium and meeting rooms break new ground in terms of interior design and office architecture. The same applies to its cleverly designed low-energy concept, which uses a sophisticated fresh/exhaust air thermal system to cut consumption by up to 40 %. A uniquely engineered double façade system made of glass provides clean air inside the building and makes optimum use of natural light. The top of the 81 metre building features a wind sail that also forms a key element of the energy concept.
The energy concept
However, the office building sets standards for the future not just from an engineering and ecological perspective, but also with regard to its flexible rental configuration. A variety of office configurations are possible on each floor - single or double-wing and combined office space use. In addition, individual office rental units can be partitioned. A total of around 23,400 square metre of office and retail space is available.
Our conference room
A large conference room extending over 225 square metres including a lobby and tea kitchen is located on the first floor of the new building. One of the walls panelled with cherry wood, the partition to the lobby, represents a particular visual highlight: All of the communication technology, the ventilation system as well as flexible partition walls are housed behind this "magic wall" in a recess measuring just 90 cm wide. From magic wall to miracle space, from conference room to lots of rooms: Thanks to the special partition wall system, the size of the room can be varied and quickly adapted to suit any event in just a few simple steps.
